Most jurisdictions in Canada allow a landlord to purchase electricity at a bulk rate and resell it to customers. In most cases, the price charged to customers is required by regulation to be equal to or less than the price that the customer would have paid the utility. Account amalgamation generally results in savings of approximately 20% with no change in use. This technique requires the installation of customer-owned Measurement Canada-certified meters. Sempa installs meters, and using its Energy Management System provide customers with power bills for tenants. This process allows the capture of significant savings, while also allowing for the reconciliation of the utility meter account.
This patent pending system has been developed by Sempa and uses off-peak electricity to displace fossil fuels for heating. Cost savings of 10-30% are typical.
Sempa Hybrid Heating solutions are actively monitored and updated by the Sempa Energy Management System. Sempa monitors the pricing of electricity, natural gas, oil, propane (and steam) and other fuel sources in real time. Depending on geographic region, and other relevant data, Sempa will provide ongoing communications with local controllers to provide up to the minute demand and cost information.

Sempa Hybrid Heating Systems deliver the same amount of heat to buildings as before the system was installed — we just deliver the heat more efficiently and cost effectively. Building users (guests) experience no difference in building performance.
Green house gas emissions are dramatically decreased using the Sempa Hybrid Heating System™. In some cases, customers have realized reductions of up to 80% per year, but typical reductions are 30 - 50%. Sempa has saved over 3000 tonnes of green house gas emissions for its customers in the last year.

Sempa works with financial institutions, including chartered banks to provide 100% non-recourse lease financing. Leasing and principal costs are repatriated using saved proceeds from existing operational budgets.
